What We Actually Do For You In Canberra

We sit between you and the lenders. We compare what several of them would offer against your income, your deposit and the property you want, then prepare your application, lodge it, and manage it through valuation and approval to settlement.

Most of what you get from us happens before anything is lodged. Lenders differ enormously in how they read contract income, allowances, rental income, credit card limits and unusual security, so the same Canberra file can be a comfortable approval at one and a decline at another. A decline leaves a mark on your credit file that the next lender can see. That is why we get the fit right for you before chasing the last few points off a rate.

Three things come up here that rarely come up elsewhere, and we check all three on your file: the leasehold title on every ACT block, the weight of Commonwealth and Defence employment in how your income reads to a lender, and a territory duty concession that changes on 1 July 2026 and may be worth timing around. What This Costs You

Nothing, in the ordinary case. The lender that ultimately writes your loan pays us an upfront commission and an ongoing trail commission, and we tell you in writing what we are paid before you proceed. If a fee were ever payable by you, you would hear the amount from us the same way and in advance. You will never receive an invoice you did not agree to first.

That arrangement raises an obvious question about whose side we are on, and the law answers it. Since 1 January 2021 the Best Interests Duty in ASIC Regulatory Guide 273 has required us to act in your interests and to put them ahead of our own where the two conflict. ASIC's guidance is explicit that where cost and convenience pull in different directions, cost takes priority. If the cheaper lender is the more awkward one to deal with, that is the one we take you to.

The Rules We Are Held To On Your File

Nobody can give you credit assistance in Australia without an Australian Credit Licence, or authorisation as a credit representative of a licensee, under the National Consumer Credit Protection Act 2009. Ours is published in the footer once it is issued, so you can check it before you tell us anything about yourself.
Why we cannot simply pick the lender that pays us most
ASIC RG 273, in force 1 January 2021. Your interests come first, and where they conflict with ours, yours prevail. Hold us to that when we recommend one lender over another.
Why we ask you for so many documents
A lender must make reasonable enquiries into your position and verify what you tell it. That is why we send you a long document list. Understating your living expenses will not help you either, because the lender applies a benchmark floor to whatever you declare.
Why you will not find a rate on this site
ASIC Regulatory Guide 234 requires a comparison rate wherever anyone advertises an interest rate. We advertise none, which is why you see no comparison rate here. You get real numbers from us once we know your position, rather than a headline figure you may not qualify for.
The rate a lender tests you at, not the one you pay
3 percentage points (APRA, held 23 July 2025; raised from 2.5 points in October 2021). The lender assesses you at that higher figure rather than the rate you would actually pay, so we work out your borrowing capacity on the buffered number before you start looking.

What You Will Have To Ask Someone Else

We arrange credit. That is a narrower job than it looks from the outside, and the boundaries matter to you because they tell you who to ask for the rest.

Whether a self-managed super fund suits you, whether property belongs inside it and whether to negatively gear are financial advice. Take those to a licensed financial adviser. Deductibility, land tax and capital gains are tax questions for your accountant. Contracts, titles, guarantees and lease terms are legal questions for your conveyancer or solicitor. We will not answer those for you, because answering them would put us outside our authorisation, but we will tell you which of them your file needs settled and arrange the lending around the answer once you have it.
