Terms and Conditions
These terms apply to everyone who uses mortgagebrokercanberra.net.au. Reading a page on this site means accepting them. If you do not accept them, do not use the site.

Who These Terms Are With
Mortgage Broker Canberra, ABN 35 361 229 668, Canberra, ACT 2601, phone (02) 6188 9663. Where these terms say "we" or "us", that is the party they refer to.
General Information, Not Advice
Everything published on this site is general information. It has been written without knowing your objectives, your financial situation or your needs, and it cannot take them into account.
Nothing here is a credit recommendation, an offer of credit, or a quotation. No page states an interest rate, a fee, a repayment or a property price, and none should be read as implying one. Whether a particular loan or structure suits you can only be assessed once someone has looked at your actual circumstances.
Several topics on this site sit outside credit entirely. Whether a self-managed super fund is appropriate, whether property belongs inside one, and whether a negative-gearing strategy suits you are financial advice, and require a licensed financial adviser. Deductibility, land tax, capital gains and depreciation are questions for a registered tax agent. Contracts, Crown lease terms, guarantees and title are questions for a solicitor or conveyancer.
Credit Assistance And When It Begins
Using this site does not engage anyone to act for you. Credit assistance begins only when you have been given a credit guide, a privacy consent and a credit proposal disclosure, and you have agreed to proceed. Until that happens, no application exists and no lender has been approached.
Credit assistance in Australia requires an Australian Credit Licence or authorisation as a credit representative under the National Consumer Credit Protection Act 2009. This site does not index and no credit assistance is provided until that credential is issued and published. ASIC RG 273, in force 1 January 2021 applies to every recommendation made.
Approval is always the lender's decision, subject to its own credit criteria, its valuation of the security, and its verification of what has been provided. No indication given before an application is lodged can bind a lender.
Dated Figures And Scheme Thresholds
Some pages state statutory or scheme figures: income tests, property price caps, buffer settings, duty concession rules. Each is published with the date it applied from and the body responsible for it, because these change, sometimes at short notice and sometimes retrospectively.
Check the current position with the responsible body before you rely on any of it. Each figure on this site names the body that sets it.
- ACT Revenue Office: territory duty, land tax and the Home Buyer Concession Scheme.
- Housing Australia: the federal deposit guarantee.
- Department of Veterans' Affairs: DHOAS, a Defence scheme DVA administers, and Defence Service Homes.
- APRA: the serviceability buffer.
- ASIC: credit licensing, best interests and advertising rules.
A figure that was correct at the last update may not be correct when you read it. We do not warrant that it is.
Using The Site
- Do not attempt to interfere with the site, its hosting, or its availability to others.
- Do not scrape, republish or redistribute the content commercially without written permission.
- Do not submit false details through the enquiry form, or submit someone else's details without their consent.
- Do not send confidential financial documents through the form. It is a contact channel, not a secure document transfer.
The site is provided as it is. Availability is not guaranteed, and content may be changed or removed at any time without notice.
Third-Party Content And Links
Pages on this site refer to regulators, government agencies and schemes by name so you can verify what is stated. Those bodies are independent of us, and we are not responsible for their content, their decisions, or changes they make.
The map is an embedded Google Maps frame and is governed by Google's own terms. Naming a lender, an agency or a scheme is not an endorsement, an affiliation, or a claim of any relationship beyond what is expressly stated.
Intellectual Property
The text, layout, structure, typography and graphics on this site are owned by us or used with permission, and are protected by copyright. You may read the pages, print them for your own use, and quote short extracts with attribution. Anything more requires written permission.
Legislation, regulatory guidance and scheme rules referred to on this site remain the property of the bodies that publish them.
Liability
Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law or any other law that cannot lawfully be excluded.
Subject to that, we are not liable for loss arising from your use of this site or from reliance on general information published on it, including loss caused by a scheme rule, threshold or lender policy changing after publication. Where liability cannot be excluded, it is limited to resupplying the relevant information or paying the cost of having it resupplied.
Complaints And Dispute Resolution
- Raise the issue on (02) 6188 9663. A written response follows within 30 days, and most matters are resolved before that.
- If it is not resolved, take it to the Australian Financial Complaints Authority. AFCA is free to consumers and its determinations bind the member, not you. The membership number is published in the footer once it is issued.
- Privacy complaints can also go to the Office of the Australian Information Commissioner. See the Privacy Policy for how personal and credit information is handled.
Governing Law And Changes
These terms are governed by the laws of the Australian Capital Territory, and the courts of the ACT have jurisdiction. Where a transaction concerns NSW property, NSW law governs the transaction itself.
These terms may be updated. The version published here is the current one, and this version is dated 3 August 2026. If a clause is found unenforceable, the rest continues to apply.
