How We Work Without A Canberra Office

We have no shopfront for you to visit. We meet you by phone or video, or in person somewhere that suits you, and we collect your documents electronically. That is why the address we publish is the locality only, the same Canberra, ACT 2601 that appears in the footer, the header and the structured data, rather than a suite number we do not sit in.

If you would rather do it face to face, we come to you: your kitchen table, your workplace at lunchtime, or the property itself if you want a view on it before you bid. What we do not have is a reception for you to sit in.

What We Will Eventually Ask You For

You need none of this for a first conversation with us. It is what a lender will eventually want, and getting it together early is the single biggest thing you can do to shorten your own approval. We would rather you saw the list now than be surprised by it later.

Your identification
Driver licence or passport. You will usually need a second form as well, and your Medicare card is the one you most likely already have on you.
Your income
Two recent payslips and your latest PAYG summary. On a contract or a non-ongoing engagement, have the contract itself to hand. Its end date drives how a lender treats your income, so it decides which lender we pick.
Your business figures, if you work for yourself
Two years of personal and company tax returns with notices of assessment, plus your recent business activity statements. Whatever you already have is enough to start with, and we will tell you what is missing.
Your deposit
Three to six months of statements for the account holding it. Genuine savings rules mean a lender wants to see where your deposit came from and how long it has sat there, so tell us early if part of it is a gift.
What you already owe
Statements for every loan, card, buy-now-pay-later account and novated lease you hold. Your credit card limits count in full even when the balance is nil, which is why we sometimes ask you to reduce one before we lodge.
The property you are looking at
The contract or the listing if you have one, plus the Crown lease details for an ACT block and the strata documents for a unit. Those two are what we read first, because they decide which lenders will touch it.

What Happens After You Make Contact

  1. The first call

    Twenty minutes on income, deposit, commitments and what you are trying to buy. We lodge nothing and make no credit enquiry, so there is no mark on your file.

  2. A borrowing range

    A realistic figure, assessed at the serviceability buffer rather than the rate on offer, with the reasons it lands where it does.

  3. Lender shortlist

    We shortlist two or three lenders whose policies fit your circumstances, compared on total cost over the period you expect to hold the loan rather than on the headline rate alone.

  4. Application

    We collect the documents, package the file and lodge it with one lender. Multiple simultaneous applications damage your credit file and are not how we do this.

  5. Through to settlement

    Valuation, formal approval, loan documents and settlement, coordinated with your conveyancer. We tell you when something moves and when something stalls.

How long yours takes depends on the lender and on how complete your documents are. If you are salaried and straightforward, expect it to move quickly. If you are self-employed, building, or buying through a super fund, allow longer, because there is more for the lender to verify. We give you a realistic date at the first call rather than an optimistic one.
